This isn’t staging. It isn’t styling. It’s strategy.

Stagers fill your home with hired furniture for the photos, then take it all away. Stylists rearrange what’s there so it photographs well on the day. Both can help — but neither changes the property itself.

Blac Haus works on the home. I walk through your property the way a buyer will, and give you a clear, prioritised plan of exactly what to improve before you sell — what’s worth doing, what isn’t, and where your money will actually come back to you. The improvements stay with the home. So does the higher price they help command.

How It Works

1. The Walkthrough

In person or via Zoom, I assess your property room by room, through the eyes of the buyers you’re selling to.

2. The Report

You receive a branded, easy-to-follow report with prioritised recommendations (Must Do / Should Do / Nice to Do), in plain language — plus room-by-room notes on presenting each space using what you already own.

3. The Support (optional)

Vision Mockup Pack — $200

Visual mockups of your key spaces, so you can see the result before any work begins.

The Finishing Touch — $360

A focused 2-hour on-site session where I arrange and present your key rooms for photography and inspections, using what you already own.

Hands-On Support — $180/hr (2-hour minimum)

When you’d rather hand it over — trades coordination, decluttering, and managing the prep for you.

It does not include physically doing the work, sourcing products, or formal cost quotes — those are the optional add-ons above. Any building, pest, pool or compliance work is always referred to licensed professionals.
